Ralph is a property management company that works across Germany. We manage condominium owner associations (WEG) and rental properties – from a single association with eight units to a portfolio spread over several locations. Two things make that possible: a digital management platform that keeps every case, document and resolution in one place, and local teams that are on site when it matters.

For owners this means one named contact who knows your property and whom you can reach directly – by phone, email or message. We answer enquiries within 24 hours on business days. In the Ralph portal you can see the status of open cases, your association's accounts, invoices and receipts at any time. No black box, and no waiting for the next call back.

The work of a property manager is the same everywhere in Germany: commercial management with bookkeeping, the annual statement and the business plan; technical management with maintenance, tendering and coordinating trades; and legal support around the owners' meeting, resolutions and German condominium law. What differs are the local conditions – the price of trades, the condition of the building stock, municipal requirements and the local housing market. That is why we work with regional teams and an established network of service providers in every city where we operate.

Our four hubs are Berlin, Munich, Hamburg and Kassel. From there we look after properties in 27 cities across Germany, among them Cologne, Frankfurt, Stuttgart, Dusseldorf, Leipzig, Dresden, Hanover, Bremen and Nuremberg. None of this changes who is responsible for your association: you keep one contact, wherever your property is and whether or not you hold several properties in different cities.

about property management in Germany

In condominium management the fee is usually charged per unit per month. Depending on the city, the size of the property and the scope of services, the market rate in Germany is roughly 25 to 40 euros per unit per month; small associations and properties that need a lot of attention sit above that, large estates below. On top of that come separate fees for work outside day-to-day management, such as supervising a major refurbishment. So always compare quotes on what the base fee includes and what is billed separately. A quote for your property is free of charge.
The change is decided at the owners' meeting. Two resolutions are needed: removing the existing manager (or letting the contract expire) and appointing the new one together with the management contract. Both can happen in the same meeting. If the existing contract simply runs out, not renewing it is enough; an early removal has to respect the notice periods in the contract. After the resolution the previous manager hands over records, accounts and bookkeeping data. We prepare the draft resolutions, attend the meeting and handle the data handover.

Yes. We manage owner associations from around eight units upwards. Smaller associations in particular benefit from the fact that much of the work – bookkeeping, filing, communication, the register of resolutions – runs on a digital platform: the effort per unit drops without the service suffering. A small association still gets a named contact, an annual statement on time and full access to every document. Whether a change makes financial sense for your association is something we will tell you openly in the first conversation.
Yes. Alongside condominium management we handle rental management and individual-unit management (SEV) for single flats and whole buildings. That covers tenant communication, rent collection and reminders, the annual operating-cost statement, handovers, and commissioning and checking trades work. Owners receive the statements and see the status of every case in the same portal as in condominium management. The two can be combined if you let a flat in an association we already manage.
